Job Title: Utilities Maintenance Supervisor
Incumbent: New position
Hours: Day Shift Schedule but must be flexible
Pay Grade: ML
Selection Process: This position will be awarded to the best-matched candidate with the skill and ability to meet the job requirements as determined by an interview process. The interview process will address the characteristics, attributes, and skills vital to optimally perform the job. Plant service will be the determining factor if skills and abilities are determined to be equal. If no best-matched candidates are identified, outside candidates may be considered.
Job duties will include but not be limited to the following:
Primary Function: The Facilities Maintenance Supervisor is a direct supervisory level classification responsible for developing, implementing, monitoring, evaluating, and supervising the operations, staff, and activities of facility and building maintenance teams to improve plant operations.
Ownership and Key Responsibilities:
· Electrical Power – Ameren substations, meters, all distribution panels, disconnects, breakers, etc.
· Natural Gas – supply to plant, meters, distribution to all equipment, shutoffs, pressure regulators
· City Water – supply, meters, pumps, distribution throughout the plant to and from all equipment
· Fire Suppression System – panels, pumps, alarms, smoke detectors, pull stations, sprinkler heads
· Waste Water Treatment – maintain the pH level, ordering caustic and acid, ensure sampler works
· Boilers/DA tank – steam traps, condensate pumps, pressure vessels, annual inspections with FMG
· Chillers/Cooling Towers – circulating pumps/motors, glycol loops, water baths, holding tanks, etc.
· Pneumatics – air compressors, tanks, air dryers, regulators, plus oxygen, acetylene, and propane
· Vacuum Systems – pumps, motors, controls. Water Softener Systems – maintenance / order salt
· HVAC/R – RTUs, intake & exhaust fans, walk-in coolers, BAS system, window units, panel coolers
· Service Contracts – Nalco chemicals, PVS caustic, Trane chillers/HVAC, JCI Fire Alarms, Bluegrass
· Facilities – Doors, walls, windows, ceilings, floors, roof, parking lot, lawn and landscape, snow/ice
· KHMS CBM chapter – quarterly facilities equipment routes for vibration, ultrasound, MCA, and oil
· Planner – schedule/assign work, create work orders, TECO, create or update maintenance plans
· Maintenance KPI’s – PM completion, compliance, routine, planned, predictive, quality, utilization
· Update GMP action register, Defect Handling System, and Facilities Work Order tracking system
· Procurement – purchase parts from vendors using SAP and other purchasing systems.
· Training – Ownerversity courses, TPC classes/testing, Facilities training guides, and Step Up Cards
· Kronos – Weekly schedules, vacations, payroll approval, fixed labor projections and actual hours.
· Maintaining a safety 1st mindset and building a strong team who works safely.
· Ensure all safety rules are followed in the department, and monthly training is completed.
· Support compliance to QRMP standard 2.10 – Building Maintenance
· Allow quality to be second only to safety. Must follow all GMP's.
Minimum Qualifications:
· 5+ years experience in a Facilities Maintenance Environment required, including HVAC, boilers, chillers, cooling towers, refrigeration systems, air compressors, etc.
· Universal HVAC Certification a plus.
· Mechanical, electrical, and plumbing equipment/applications experience required.
· Knowledge of fire suppression systems, wastewater treatment, water softener/filtration a plus.
· Understanding of safety regulations & procedures, and quality & sanitation requirements a plus.
· Proven ability to work well within a team environment, and work effectively with all plant associates.
· Self-directed and motivated individual with a positive demeanor, and strong communication skills.
· Has shown the ability to Lead, Coach, and Train individuals on technical proficiencies.
· Demonstrated high level of communication (written and verbal) and teamwork skills.
