What’s on the menu?

Under the direction of the Maintenance Manager, the Utilities Planner is responsible for planning and coordinating the maintenance efforts within the Powerhouse area. This person will be responsible for planning and scheduling maintenance work using SAP for the Powerhouse employees and will order vital material to complete the jobs.

Build, audit, correct, and standardize PM procedures in SAP system. Identify the necessary parts and update PM’s. Schedule work for maintenance resources and work with vendors to schedule training.

Perform all other duties as assigned by the Maintenance Manager. Champion computerized maintenance systems and provide training when needed (i.e., SAP, etc.). Monitor and drive Key Performance Indicators (KPI’s).

Assist in handling maintenance activities, continuous improvements ideas. Champion the equipment planning/PM process within planning area. Work with logistics and manufacturing to schedule appropriate people and resources when equipment is not in use.

Implements, coordinates, and ensures that all functions of the Powerhouse meet the compliance requirements of the P.S.M. Program. This individual must have a critical awareness of the requirements of the OSHA P.S.M. regulations. Must have a complete understanding of all Powerhouse machinery including compressors, evaporators, condensers, boilers, compressed air systems, and all related ammonia refrigeration systems. This individual is a primary member of the Emergency Response Team. The job expectations are to work from brief verbal as well as moderately complex written instructions while understanding the OSHA P.S.M. Program. Strong communication skills are to coordinate jobs and training of all Powerhouse Staff, Supervisors and Auditors relative to compliance with the P.S.M. Program.

Job Responsibilities:

  • Must use software consisting of SAP, Word, Excel, and PowerPoint to organize and maintain proper documentation for all aspects of the powerhouse.
  • Assists with FM Global Auditing and mitigation tasks
  • Assist with quality auditing related to the Utilities areas.
  • Assists with the benchmark Siteman building and Fabric program
  • Lead KHMS utilities areas as the Utilities Champion and assist with KHMS Pillars related to maintenance.
  • Manage company vehicle maintenance.
  • Run fire and alarm systems testing and maintenance within the plant.
  • Assists with identifying and locating roof leaks, handle asbestos inspections, and annual training needs.
  • Manage the company paint needs to a high standard and plant utility piping along with piping repair needs.
  • Assist with powerhouse related engineering projects.
  • PSM coordinator back up. Training to be completed in two years.
  • Run the Hot work permit auditing program
  • Manage the plants fire extinguisher program with training all employees annually.
  • Cover Saturday set up work as a Planner role.
  • Facilitate utilities DPM (Daily Performance Meeting) & updating weekly Oscar boards
  • Complete daily huddle with Powerhouse staff
  • Assists with ESG initiatives & identifying potential energy savings throughout the plant

Equipment Knowledge:

Is responsible for a detailed understanding of the safe, efficient, reliable and proper operation of ammonia compressors, evaporative condensers, evaporators, air compressors, high pressure boilers, soft, cold, and hot water systems, vacuum pumps, fire protection system and all associated equipment; as well as fork trucks, man lifts, hydraulic press, electric powered band saw, pipe threader, portable and stationary drills, grinders and hand tools of all types.

Safety/Lifting Requirements:

Moderate: Ability to handle medium weight materials; 50 lbs. frequently. Moderate amount of climbing and working from ladders, catwalks, inside small access spaces and atop equipment.

Working Conditions:

Noise levels frequently above 90 dB while working in the areas of the ammonia and air compressors. Frequent exposure to elevated, ambient temperatures above 90 deg. F and equipment temperatures above 300 deg. F throughout the Powerhouse area. Frequent exposure to lowered ambient temperatures below 35 deg. F exist when dealing with the ammonia refrigeration system. Potentially dangerous and extreme hazards exist in and around the operation of the ammonia system equipment.
